Overview
Mui Ne can be done in a day, and we run that version, but it means five and a half hours in a vehicle for a sunset. Staying the night turns it into something else entirely.
Day one is the drive, resort check-in, the Fairy Stream walked barefoot through the red sand, and the Red Sand Dunes as the colour comes up. Day two starts in a jeep at Bau Trang for sunrise over the white dunes, then the fishing village and its wooden boats, beach time, and the road back.

Out of Ho Chi Minh City to Mui Ne and resort check-in. In the afternoon, Suoi Tien — the Fairy Stream — walked between the red sand formations, then the Red Sand Dunes for the sunset. Dinner at the resort.

An early jeep out to Bau Trang for sunrise over the White Sand Dunes, then the fishing village and the hundreds of wooden boats moored off it. Time on the beach, lunch, and the drive back to Ho Chi Minh City.

Both, and they are different dunes. The red dunes are close to town and work at sunset; Bau Trang is forty minutes out and is worth the alarm clock.
It is hired at the dunes and paid for there, so the rate moves. Your guide will tell you what it should be before you agree to anything.
